1. Who we are

Geyak.lk is an online property service for Sri Lanka. We publish houses, apartments, annexes and rooms for rent and for sale, and we act as the point of contact between property owners and people looking for a home.

We are not the owner of the properties listed and we are not a party to any tenancy or sale agreement. That agreement is made directly between the owner and the tenant or buyer.

2. Listing a property is free

Owners can create an account and post listings free of charge. There is no listing fee and no monthly fee.

Each listing is reviewed by our team before it is published. We may ask for changes, decline a listing or remove one at any time, for example if the details or photos are inaccurate, misleading, duplicated or unlawful.

Owners must have the right to rent or sell the property, and must keep the price, photos and details accurate and up to date. Tell us as soon as a property is no longer available.

3. How enquiries work

To protect everyone’s privacy, an owner’s phone number is never shown on the site. People who are interested contact Geyak.lk by phone, WhatsApp, chat or the contact form, quoting the listing number.

We check with the owner and then connect both sides. Owners and enquirers agree not to bypass Geyak.lk to avoid the fees described below for a property they found through us.

4. Our fee for tenants and buyers

Rentals: when a rental is agreed for a property found through Geyak.lk, the tenant pays Geyak.lk a one-time service fee equal to half (50%) of one month’s rent. The fee is shown on each rental listing. Nothing is payable for browsing, enquiring or viewing.

Sales: when a sale is agreed for a property found through Geyak.lk, the buyer pays Geyak.lk an agency fee. The amount is confirmed with the buyer in writing before any agreement is signed.

Fees are due when the rental or sale is agreed and are not refundable once the agreement between the owner and the tenant or buyer has been signed, unless we agree otherwise in writing.

5. Optional background check for owners

An owner may ask Geyak.lk to carry out a background check on a prospective tenant before agreeing to rent. This is optional.

If the owner requests a background check, the owner pays Geyak.lk a fee equal to half (50%) of one month’s rent for that property. This is separate from, and in addition to, the tenant’s service fee.

A background check is only carried out with the prospective tenant’s knowledge and consent, and may include confirming identity, employment and references. We share the outcome with the owner who requested it. A check is an aid to the owner’s decision and is not a guarantee of how a tenant will behave.

6. Your account

You must be at least 18 years old and give accurate information. Keep your password private; you are responsible for activity on your account.

We may suspend or close an account that breaks these terms, posts false or unlawful content, or misuses the site. When an account is closed, its listings and chat history are removed.

7. Acceptable use

Do not post false, misleading, offensive or unlawful content, or photos you do not have the right to use. Do not use the site to send spam, to collect other people’s data, or to attempt to break its security.

Chat is for questions about a listing. Images sent in chat are deleted automatically after 24 hours. Anyone can report a listing using the “Report this listing” link; reports are reviewed by our team.

8. Viewings, payments and safety

Always view a property in person before paying anything. Do not send deposits, key money or advance payments to anyone before you have seen the property and are satisfied with the agreement.

Key money, deposits, rent and the sale price are paid by the tenant or buyer to the owner under their own agreement. Geyak.lk does not hold these payments.

9. What we do not guarantee

We review listings and try to keep them accurate, but descriptions, photos, prices and availability are provided by owners. A “Checked” badge means our team has reviewed that listing; it is not a legal, title or structural inspection.

You should make your own checks, including ownership and title for a purchase, and take independent legal advice where appropriate.

To the extent the law allows, Geyak.lk is not liable for losses arising from a tenancy or sale between an owner and a tenant or buyer, from inaccurate information supplied by a user, or from the site being unavailable.

10. Content and ownership

You keep ownership of the text and photos you upload. You give Geyak.lk permission to display, resize and promote them on the site and on our social media while the listing is live.

The Geyak.lk name, logo, design and software belong to Geyak.lk and may not be copied without permission.

11. Changes and governing law

We may update these terms. The date at the top shows the latest version, and continuing to use the site means you accept it.

These terms are governed by the laws of Sri Lanka, and the courts of Sri Lanka have jurisdiction over any dispute.
